Concept design proposal for a 487,422 sqm mixed-use development located on a reclaimed sea-fronting plot of 34,774 sqm.

With a 60 m wide road along the south, neighbouring plots along the east and west and open sea views towards north, the planning for the Office Tower (Block E), the Commercial Mall / Cineplex & Food Court, Parking Structure and the Conferencing and Banqueting Facility (Block C) was to orient these towards the city and general public, whereas the Furnished Apartments and Hotel (Block B), Serviced Apartments Tower (Block A), F&B Outlets at Marina Level and Shops as well as the Residential Tower (Block D) are positioned to afford residents open views towards the sea.

In response to these site conditions, the massing is concentrated into four main blocks of varying heights that also create a visual diversity within the development and context.

The 342-meter high 85 floor Serviced Apartments Tower (Block A) facing the sea on the north contains 450 apartments ranging from 1, 2 and 3 bedrooms (av. 80-450 sqm) supported with a dedicated underground parking facility and is structurally connected to the 271-meter high 69 floor Furnished Apartments and Hotel Tower (Block B) which is comprised of 435 guestrooms and suites over the first 25 floors and 210 furnished apartments (av. 180 sqm) over the remaining 35 levels.
