The Beacon is a visionary mixed-use development designed for Riyadh’s fast-evolving urban landscape—a sculptural landmark that embodies Saudi Arabia’s “live–work–play” aspirations in line with Vision 2030. Spanning a gross built-up area of 95,655 square meters and a sellable GFA of 50,965 square meters, the project merges smart planning, biophilic design, and next-generation lifestyle programming to address the Kingdom’s post-pandemic needs and rising demand for integrated urban living.
Strategically positioned with open vistas and strong connectivity to Riyadh’s expanding infrastructure network, the development integrates residential, commercial, entertainment, e-commerce, e-learning, and F&B functions into a dynamic and resilient urban system. Two residential towers house 357 serviced and freehold apartments—varied in height, wrapped in balconies, and setback in sculptural forms that enhance outdoor living and skyline identity.
The 44,468 square meter podium base hosts 4,549 square meters of retail, 6,050 square meters of wellness and recreation spaces with dedicated cycling and jogging tracks, 10,183 square meters of flexible commercial workspaces, 6,685 square meters of serviced living, and 24,498 square meters of premium residences. A total of 1,000 parking spaces ensures efficiency and access, while two elevated sky gardens provide lush, shared green sanctuaries separating residential and commercial zones.
Sustainability is core to the Beacon’s DNA—with biophilic facades, rooftop ecosystems, and passive cooling strategies that purify air, reduce urban heat, and promote biodiversity.
