United Tower is a 50-storey mixed-use skyscraper rising 200 meters above Bahrain Bay, designed as an iconic “vertical spiral city” integrating Grade-A offices, a 5-star Wyndham Grand hotel, retail spaces, and panoramic public amenities. Its signature architectural move — a 4-degree rotation applied to each successive office floor — produces a dramatic torsional form that commands 360-degree views across Manama’s financial skyline and waterfront.
The internal structure is organized around a robust concentric core supported by twelve perimeter columns, allowing uninterrupted floor plates and premium spatial efficiency. A deep raft foundation on 1,200 mm piles was engineered to manage the region’s demanding wind and seismic loads, ensuring long-term operational resilience. With four basement levels, a nine-storey podium, and carefully orchestrated arrival sequences, United Tower has become a beacon of contemporary Bahrain — hosting major commercial tenants, business travelers, and international events.
XCASSIA served as the independent structural peer reviewer, safeguarding the building’s complex geometry through rigorous code verification, ETABS model audits, robustness checks, and value engineering enhancements implemented without compromise to the architectural vision.
