The driving objective is maximize views towards Dubai Downtown while ensure a rigorous planning of interna layouts and functions for residents, with common amenities and F&B outlets. The project is configured into three main zones:

Zone 1: Basement to 4th floor levels, Commercial, recreational and Building Services.

Zone 2: 5th to 35th floors, un-furnished residential apartment units of various sizes.

Zone 3: 36th to 45th, “Sky-Executive” levels, offering larger un-furnished decorated apartment units with generous landscaped terraces.

The access to the property follows strict zoning moves geared at ensuring all functions coexist in as discreet a way possible, with commercial entrances facing Sheikh Zayed Road and the apartment entrance facing the parking structure at the rear of the plot.

The parking requirements are supported by an 11-story structure with a total capacity of 648 cars, the top two floors of which are occupied by an exclusive and fully equipped health club facility accessed across the sky-bridge of the main tower on the 3rd floor, and culminating with the rooftop swimming pool deck. The Health Club location is optimal as far as its position between the program zones and exploitation of parking block’s rooftop areas.
