Set within Dubai’s prestigious Burj Khalifa Downtown district, this 120,000 sqm mixed-use waterfront development was designed jointly by Michael Graves & Associates and XCASSIA as a carefully composed residential landmark overlooking the city’s most iconic skyline.

Two elegant towers rise from a shared podium, subtly angled to maximize views across the lake toward the Burj Khalifa and surrounding Downtown Dubai. Together, the scheme comprises 569 upscale residences, with 324 apartments in the 39-storey tower and 245 homes in the adjoining 25-storey tower.

At podium level, a four-storey base was conceived as an active landscaped promenade integrating retail, office space, resident amenities, and access to four levels of underground parking, creating a vibrant edge between architecture and waterfront.

The design language reflects the influence of Michael Graves’ signature classical modernism, blended with a contextual response to Dubai’s climate, light, and cultural setting. Facades are expressed through sweeping balconies, vertical rhythm, and stylised arch motifs inspired by palm and lotus forms, subtly referencing traditions found across Gulf and wider Arabic architecture.

Fully documented and prepared for construction prior to the 2009 market slowdown, the project stands as a refined collaboration shaped around enduring urban living in one of Dubai’s most sought-after addresses.
