Conceived as a landmark mixed-use destination spanning 487,422 square meters, the development orchestrates architecture, landscape, and waterfront into a singular, immersive urban composition. Rather than imposing a monolithic gesture, the masterplan unfolds as a calibrated response to its context—anchored by a 60-meter urban frontage to the south and opening decisively toward uninterrupted sea views to the north.

The scheme is structured to operate simultaneously as civic infrastructure and private retreat. Along the southern edge, the project engages the city with a porous and highly activated frontage, where the Office Tower (Block E), retail galleria, cineplex, conferencing and banqueting facilities, and structured parking collectively establish a vibrant public interface. In contrast, the northern edge dissolves into a more rarefied, residential and hospitality realm—where the Furnished Apartments and Hotel (Block B), Serviced Apartments Tower (Block A), Residential Tower (Block D), and marina-level retail are oriented to capture expansive sea vistas and a heightened sense of seclusion.

The development is articulated as a family of four distinct volumes, each varying in height and massing, creating a dynamic skyline composition that avoids repetition and instead embraces rhythm and hierarchy. This stratification not only optimizes programmatic efficiency but also lends the ensemble a sculptural presence—one that resonates with its coastal setting rather than competing with it.

At the apex of the composition stands the Serviced Apartments Tower (Block A), rising to 342 meters over 85 floors. Positioned to command the northern horizon, the tower is conceived as a vertical extension of the waterfront, offering 450 residences ranging from intimate one-bedroom units to expansive two- and three-bedroom apartments, with generous floor areas spanning approximately 80 to 450 square meters. Its slender profile and orientation maximize views while maintaining a sense of privacy and elevation above the urban field.

Interconnected with this tower is the Furnished Apartments and Hotel Tower (Block B), ascending to 271 meters across 69 floors. The lower levels accommodate 435 guestrooms and suites, conceived with a hospitality-driven sensibility, while the upper tiers transition into 210 furnished apartments, averaging 180 square meters. This vertical layering creates a seamless dialogue between transient and long-term living, reinforcing the project’s ambition to operate as both destination and residence.

Together, the towers and their supporting program establish a new typology—one that merges urban density with coastal openness, and architectural clarity with experiential richness. The result is not merely a development, but a carefully staged environment where city and sea are continuously in conversation.
