An Architectural Statement in Sustainability, Innovation, and Cultural Continuity
The PN318 World Headquarters and Technology Centre stands as a flagship smart office development that fuses corporate identity, operational efficiency, and forward-thinking sustainability strategies within a culturally responsive design envelope. Located on a prime corner plot within BIIP, the five-storey twin-tower glass structure is wrapped in a stainless-steel mashrabiya-inspired screen—achieving both thermal shading and a subtle nod to regional heritage. Elevated 1.5 metres above street level, the complex avoids the cost and environmental impact of a basement car park by introducing naturally ventilated subgrade parking. This multi-program building includes:
A high-spec Technology Centre with chemical-capable labs and a research library.
BIG’s own executive headquarters, with a rooftop garden lobby and sky-lit office zones.
18 modular leasable office suites fitted in shell and core configuration.
A mezzanine cafeteria and rooftop mechanical plant zones with optimized spatial segregation.
Sustainability strategies are embedded from the ground up:
Double skin façade with operable maintenance catwalks eliminates the need for façade cleaning equipment.
Daylighting maximization with skylights and glass fins enhances interior comfort while reducing artificial lighting demand.
Low-flow plumbing fixtures, solar water heating, and condensate reuse for irrigation minimize water footprint.
Chilled water HVAC system with enthalpy recovery ventilation underlines energy efficiency and long-term resilience.
An open-plan parking area uses passive cooling and natural light, avoiding energy-intensive systems.
The project's core structural solution—an 8.4m × 8.4m grid system—provides high floorplate flexibility and long-term adaptability, while also enabling high ceiling heights ideal for executive and technical spaces.
This is not just a corporate building. It is an ESG-forward landmark, integrating cutting-edge mechanical systems, flexible program zones, and a design language that honors place, purpose, and performance.
